Flat and Low-Slope Roofs on Everett's Triple Deckers

Everett is full of triple deckers and two families, and most of them have a flat or nearly flat roof. That changes everything about how the job gets done.


A pitched roof sheds water because of its angle. A flat roof does not shed anything. It relies entirely on the membrane being continuous and the seams holding, so a flat roof fails at its seams, at its edges, and at anything that penetrates it. Vent stacks, the chimney, the hatch, the parapet wall where the membrane turns up and gets terminated. That is where we look first when someone calls about a leak, and it is almost never in the middle of the roof.


The other thing about flat roofs is that water sits. If the roof has settled or the drains and scuppers are clogged, you get ponding, and standing water will find any weakness in a seam eventually. On an older triple decker we usually find that whoever roofed it last put the membrane down fine but never dealt with why the water was not leaving. Drainage is part of the job, not an afterthought.


Then there is the practical side, which matters more in Everett than most places. The houses sit close together on tight lots, street parking is a real constraint, and a lot of these buildings have tenants who need to get in and out during the day. Before we start we sort out where the dumpster goes, where we can stage material, and how the job affects everybody living in the building.   • Do you do flat roofs on triple deckers?

    Yes, it is a large part of our Everett work. We install .060 EPDM rubber membrane, along with GenFlex and Firestone systems. On buildings with a pitched front and a flat rear we handle both, including the transition between them, which is the most common leak point on that kind of roof.

  • How long does a rubber roof last?

    A properly installed .060 EPDM roof generally lasts a few decades, but drainage matters as much as the membrane. A roof that ponds water will not reach its full life no matter what it is made of. When we quote a flat roof we look at whether water is actually getting off the roof, not just at the surface condition.

  • My flat roof leaks but I cannot find where.

    That is normal on a flat roof, and it is why patching the ceiling stain rarely works. Water gets in at a seam, an edge, or a penetration, then travels along the deck before it shows up inside. The leak is usually nowhere near the stain. We trace it to the actual entry point.
